You Have to Work Hard to Make Money. Yes, you have to work hard, but it does not

have to be back-breaking, buckets of sweat kind of work. To work hard means to never give up.

Money is not a bad thing and people who have a lot of it don’t always have it handed to them on a silver platter.

If you have a product that you’ve worked hard to create and it creates a lot of money for you, then congratulations. You deserve it. Don’t feel bad because of what other people might say or think.

Most of the time, when a person comments about how much money you’re making it’s

because of their own regrets, not because of your success. You were able to make your visions happen and that was something they could never do. Now they are taking it out on you. Don’t let them!

Remember, like attracts like. Every thought you have produces a similar thought. The

universe takes your thoughts and produces your reality. So, if you don’t truly believe that you

deserve to be a billionaire, you must become aware of your present mindset and then change it. Then, and only then, can you move forward and become successful.

If you’re telling yourself “I want to be rich, but I can never get out from my debt”, the

universe will take that “never get out of debt” and put it in to action. You will never get out of debt and all of the wanting in the world isn’t going to help you.

To know for sure, you need to decide what type of person you are. Are you a half-full or

half-empty kind of person? Are you afraid that what you do have is depleting or are you

confident that it will continue to grow? The way you look at the things in your life (and I don’t just mean being positive), will determine your level of success.

Wealth Creation Education – What’s It All About ?

Every day we are bombarded with so much information about the need to be wealthy … the joys of a lifestyle that only a large amount of income can afford.  A lot of people think the only way to get this sort of money is to win a lottery. This week there is $50 million up for grabs - wow, that is a lot of money … and it will give the winners (as there is usually more than one) an unrealistic happy moment in life.

We all hear of stories of people who win big … more of than not within a couple of years they have none of the winnings left. They have more debt than they started with and no friends or family to help them out. Money can change the attitude of a person who has not had money before, or who has not earned it themselves. They think they have found a bottomless pit of gold at the end of the rainbow!  Remember this … the more money you have, the more money you spend.

If you read my recent article “Have You Given Your Child A Wealth Education Chat Yet?, then you will understand it is never too young to start educating your children about the value of money and how it can affect their young lives. Look at your life right now - do think about money, where it is coming from, how to spend it, what bills you have, what you will have give up to pay the bills, feed the children, pay for your bad habit (whatever they might be?) You probably think more about the older you get.

I had a discussion with my barber the other day about what he would do with all that money if he won the JACKPOT. His response - he’d spend a couple of million on boys toys. Then he would put the rest in the bank … at a nominal amount of interest … because the bank is safe and he will be able to live off the interest on $40 million (that’s around $4,830 a day). But, my biggest concern of all he told me was that he would have someone else manage his money for him. That’s right, he wouldn’t make the decisions of how his money would be invested, he’d leave it to someone else!

How many money managers have we heard of recently that commit fraud against the people they work for. And really, who better to invest YOUR money than YOU!

There are plenty of people who leave it up to others to manage their investment portfolios, then cry foul when their money disappears. We consider them to be unfortunate (depending to the levels of their rich-ness, and how they acquired it) or stupid.

A lot of people who have won vast amounts of money, have become scared of it … yep, that’s right: scared! The biggest reason: they don’t want to be seen as a failure by their family and friends. Or, they think it is better to go out with a bang … blow all the money.

The biggest issue is, and very few recognise this, is MINDSET. Most of us don’t have the mindset to really think about the best way to invest so that those investments will generate strong, long-lasting and passive income.

Your mindset should be the first thing you work on, long before you have the wealth. The reason for this is that you become aware of where your money is going, what the outcome is because of where your money is going. Being aware of your outcome is important: you need to understand the results of your actions, the results generated by different ways of spending and/or investing your money.

You must also learn not to listen to your demons - you know, the little fella that sits on your shoulder every time you go shopping and says it’s okay to buy something because it’s on sale, even when you know you don’t need it.  It takes a strong mindset to say ‘NO’ to things that really do not add value to your life.

It also takes mindset to stick to the purpose of why you are doing this … remember you often have to give something up to achieve the bigger goal. That ’something’ could be a spending habit (that coffee EVERY morning) or it could be a friendship with someone toxic to your goals (the negative person who is always telling you that what you want out of life is simply not possible).

Recognise what you want to achieve, how you are going to achieve it and stop letting others (and sometimes even yourself) side-track you!

There is no ‘one’ way to become wealthier in life, be it riches of money, sources of knowledge, the number of friends you acquire over your lifetime - you just have to get your mindset correct to move ahead with your life.

I’ve found that people don’t know where to find the knowledge to gain wealthy mindset. I didn’t for a long time, so I know where those people are at ‘right now’. Do you go down to the book store and get the latest Anthony Robbins book (he is an awesome author and has helped an amazing number of people in his life). Most people who start reading the self help books usually don’t get past the first chapter. And the ones that do finish reading it don’t take the lessons learned and apply them to their lives. Everyone starts with the best intentions … they just don’t seem to get it done!

Think about this: when the Egyptians built the pyramids they must have wondered if this was the best use of their time. No doubt someone had a plan and a strong mindset to refuse to listen to the doomsayers and they built a strong team behind them to successfully achieve the goals they set out with.

The same with wealth: you need to have a great mindset, some knowledge and a plan of what you are about to create. You also need people behind you to help you and push you in the right direction. Sound familiar?

Decide What You Want, Believe You Can Have It, and Believe that You Deserve It

Instead of watching your favourite TV show tonight, take some time and decide what it is that you want from your life. Do you want to be independently wealthy? Do you want to run your own business? Do you want to learn to manage your time and/or your finances? What is it that you’re seeking?

Now, believe that you can have it, because you can! There’s no reason that you cannot.

All you have to do is make it happen.

Once you focus on what you want, rather than what you don’t want, you can start to take action. It’s quite simple, really. Your focal subject will determine what becomes of your life. If you focus on wealth, you will get wealth. If you focus on success, you will get success. But, if you focus on debt, you will get debt. If you focus on failure, you will fail.

You deserve the good that is going to come to you and it’s about time that you

started believing it. I’m so tired of people feeling sorry for themselves and filling their lives with one excuse after another. That’s crap!

Everyone has problems, but it’s how you handle those problems that define who you are.

Don’t play the part of a victim. Being a victim only harms you. The most common thought for a victim is “poor me” and like attracts like and “poor me” continues to be a poor me.

People who play the part of a victim seek attention more than wealth. They feel the world

can do no right by them. They blame, complain, and justify. Do you know any victims?

Now, I’m not saying it’s you …but, I’m not saying it’s not either.

Victims are great at the blame game and guess who the first target on their blame list is? That’s right, it always goes back to their parents. Your parents work hard to raise you and do the best they can by you and the first thing you do as a “victim” is blame them. I mean seriously, short of doing harm to you, there’s no reason to blame them. It’s not doing anyone any good. Learn from it and move on!

Victims are also aces at complaining, and we all know how contagious complaining is. It can spread like wild-fire and is harder to stop than the plague. Complaining is bad, and such a waste of energy.

It can be hard to find positive people to associate with, especially when you are caught up in being a victim because they don’t want to associate with negative people.

So you have to start by correcting your mindset to a positive, can do attitude.

Do you know why people stand around and listen to you (or someone else) complain? It’s

not because they care. It’s because they are waiting for their turn to complain. It’s like a never ending cycle that just keeps sucking in more and more people.

For that reason alone, you need to back away from any complaining. If you start complaining, all of the ’stuff’ you complain about will double and you’ll be stuck in grumble mode forever. All of the crap that everyone else complains about will come your way too. So look around you and see what your friends are doing … if they are not heading in the direction you would like to go then unfortunately you may have to make a hard choice and find friends that have travelled where you want to go.

It is all about MINDSET and some of the choices you’ll have to make won’t be easy. But, those choices will change your life.

The Secret to Buying Investment Property That Is Always Rented

After buying a second investment property, I thought I better put a plan in place. The reason being the real estate agents that I was dealing with saw dollar signs, and were making me go all around town, looking at the ‘what if’ properties.

This wasted my time, and time is money.

So I devised a set out rules that I now follow whenever I decide to look for an investment property.

With the average tenancy duration being just over 16 months in Melbourne, the longer the tenant stays in the property the less cost I have in finding a new one. This statistic is pretty common in both Australia and New Zealand metropolitan areas.

My first rule: the property must be near a school.  Also, the longer the children can go to this school the more chance the tenant will stay in the property. Generally speaking youngish school age children do not create as much property damage for you to fix. Mums like to keep the nest tidy while the child grows up. Another general statistic is that families more often than not have at least two children, which means while one has finished at the school, another one has just started … this equates to a longer term tenancy.

My second rule: a supermarket must be within walking distance. It is a hassle for parents to load up the car, put the child in a car seat, and any additional bits, just to get a loaf of bread from the shops. It is easier to put the child in pram and walk to the mall or supermarket.

My third rule:  public transport should be outside front door or within a 3-5 minute walk. Some families do not have a car, or only have one car which stays at home with the children. This means public transport is important, is a cheaper way to travel and much better on the environment.

These days, every time I see a real estate agent I make sure that before I see a property it has all of my rules covered - no exceptions!

It may surprise you to learn that I always found, and continue to find, a number of properties that meet my rules. These properties are often a little further away from the city centre, which means a cheaper purchase price.  Plus, many families prefer to be in suburbia - a better place to raise their children.

Letting the real estate agent know my rules before I looked at any property also meant I didn’t waste my time or money in travelling from place to place as they knew my specific needs and so did not show me properties that had no potential for me.

If you don’t tell your real estate agent what you want and you say “show me places” they will often only show you what they are having trouble selling in the hope that you’ll buy it.

Put your real estate agent on notice - you are in the market to buy, but only if you are shown properties that fit your requirements. If they try to show you properties that don’t fit the criteria you’ve laid down, do the Donald Trump thing and fire them. Remember, they are there to service you and your requirements, not their desire to sell!

You are the president of your company, time is money and if an employee wastes your time you need to deal with it immediately.

When you become a practised real estate investor you will look to your ‘team’ to help with every purchase. Your team should include your real estate agent, accountant, mortgage broker and lawyer - you need to trust these people implicitly.

In my next article I will discuss who is on your team and how you can manage them effectively. If you plan to be a major player in the real estate investment market you cannot expect to do everything yourself.

Remember, property investment is only one strategy to creating wealth. It is a long term strategy meaning you will not have a cash flow, but over time you will gain good increases in the value of the property and needless to say this will show how wealthy you become.

People who don’t have a billionaire mindset don’t trust in themselves. They don’t believe they can turn their dreams into realities, so they settle. They wait for someone else to do it for them.

The perfect example of this is playing the lottery. Seriously, so many people play the

lottery in the hope that this piece of paper will change their lives forever. They spend so much of their time, money and effort on a “one in a million” chance.

That’s not to say that rich people don’t play the lottery or that it’s not possible to win. It is.

We all look for opportunity but few actually accept the opportunity when it presents itself to us.

We all need to understand that we can’t dictate everything that happens with opportunities - some will be great but some will be average. Learn from the mistakes and keep moving. If you stand too long in one spot, you will begin to sink.

It’s hard to pick ourselves back up once we’ve stopped for too long. The place where we stop begins to feel comfortable and we lose sight of our biggest goals and ambitions.

Getting your mindset in the right frame to see opportunities is the key to success. If something doesn’t work, we need to have the mindset to change what hasn’t worked and try again.
